Commissioning Services

During the Programming Phase:

· Organize and facilitate the design intent workshop

· Develop the design intent document

· Develop the programming phase commissioning plan

During the Design Phase:

· Review the basis of design document

· Develop the design phase commissioning plan

· Attend design review meetings

· Review pre-construction design drawings and specifications

· Develop the construction phase commissioning plan

During the Construction Phase:

· Review contractor submittals for compliance with design intent

· Prepare construction and pre-functional checklists for major equipment and systems installations

· Attend MEP subcontractor field coordination meetings

· Conduct commissioning site visits and prepare observation reports

· Witness subcontractor pre-functional testing and equipment start-up

· Conduct functional testing of building systems

During Building Turnover to Owner:

· Review as-built drawings

· Review O&M manuals

· Facilitate O&M training

· Prepare final commissioning report

During Building Operation:

· Conduct seasonal functional testing

· Perform first-year warranty review of building stems
